Blue Road Investments
Blue Road Investments is an entrepreneurial, private investment firm based in Dallas, Texas. Blue Road focuses on warehouse distribution facilities in non-major, growth-oriented markets and will invest across the risk spectrum, ranging from acquisitions to speculative developments. With a long-term ownership mindset, Blue Road seeks to build a best-in-class portfolio of institutional quality assets in our target markets through private vehicles funded from institutional capital, high net worth individuals, family offices, insurance companies and investment institutions.
Blue Road Investments will acquire and also develop institutional quality warehouse buildings. Target investments include the following criteria: 50,000 square feet and larger, clear heights of 24 feet and up, office finishes of less than 15%, and a preference for multi-tenant facilities.
Mike Arne
Mike manages development of design/build projects, conceptual estimating, “right-size” estimating, preliminary budgeting, as well as hard bid estimating. Oftentimes he is responsible for architectural, engineering, and construction teams on all land and building development from project conception to on-site mobilization. The scope of these items includes managing subcontractors, city coordination, obtaining permits, selection and administration of design consultants, complete preliminary budgeting, maintaining a historical cost database, preparing presentation packages, and coordinating subcontractor pricing for contracts.
Mike established Blitz Contractors with his business partner Emmit in November of 2017 bringing with him over twenty years of Preconstruction and Estimating experience with an additional five years of Project Management.
Mike has completed numerous OSHA training courses, MC2 Estimating Solutions, LEED continuing education courses and attended Centenary College in Shreveport, Louisiana on a four-year soccer scholarship. He is a board member for Legacy Boxing (a not for profit 501-3C) that teaches and ministers to underprivileged children and volunteers weekly at his church.
Emmit Coots
Emmit is responsible for all Project Management and Field Operations including simple tenant interiors for long time clients to large ground up projects with significant deadlines and sequencing criteria. He takes the leadership role for our companies Project Managers, Superintendents, and Field Managers. In addition to this he will occasionally manage projects himself. He is on site every week and is in constant communication with the client, field staff, subcontractors, design team, engineers, and municipalities. Emmit manages to the project contracts, subcontracts, sequencing of subcontractors, scheduling, QAQC, and budget adherence. He is the main point of contact from the day the shovels hit the ground to the day the keys are handed over to the Owner.
Emmit brings with him over twenty two years of Project Management. He has completed OSHA, First Aid, CPR, TEXO, INTUIT, and many other courses and attended Texas A&M University with a BS in Construction Science. He is a Marine – Corporal of US Marines, 0341, with an Honorable Discharge and spends time helping others attain their goals in health and nutrition.
